Purchase of Real Estate:
Real Estate Lawyer Fees for Purchase of a property $1000 + HST*
- Additional $200+HST legal fee will be added if getting a mortgage with an
A-Lender. - Additional $280 + HST in legal fee will be added if using a B-lender.
Real Estate Lawyer flat legal fee includes:
- Review of Agreement of Purchase and Sale
- Review of Writ Searches
- Review of Title Searches
- Review of lender mortgage instructions.
- Review of vendor documents prepared by seller’s lawyer
- Draft and provide requisitions to Vendor’s lawyer
- Review of Status Certificate (If applicable)
- Arrange and review Title Insurance (this party cost for policy not included in fee)
- Draft transfer, mortgage and all necessary closing documents
- Appointment/remote signing
Flat Fixed Disbursement Costs (Additional to legal fee)- $450 + HST include;

- Software Cost
- Bank/Wire Charges
- Photocopies
- Postage
- Courier Charges
- Conveyancing Charges

Third-Party Costs (Additional cost);

A Rush Fee of $400 + HST will be charged if documents, instructions, or information are received less than five days before closing or if there are any changes within this timeframe.
Our flat legal fees apply to a residential transaction for a vacant single-family property at the time of closing and upon receipt of mortgage instructions at least five days prior to closing. The quoted fees assume no significant complications arise that could be reasonably foreseen.
Sale of Real Estate:
Real Estate Lawyer Fees for Sale of a property $1000 + HST*
- We do not increase our fee based on higher sale price
Real Estate Lawyer flat legal fee includes:
- Review of Agreement of Purchase & Sale
- Review Title Searches
- Review of requisitions
- Draft all transfer, discharge of mortgage and sale closing documents
- Coordinate with financial institutions (if applicable)
- One mortgage pay-out
- Conveyancing Charges
- In person/remote signing

- Software file Cost
- Bank/wire charges

- Additional payout $60 + HST if needed
- Law Society Levy $73.45

Real Estate Lawyer Fee For Refinance $1000.00 + HST*
- Additional $250 + HST for B-lender
- We do not increase our fee based on higher property value
Real Estate Refinance Fee Includes;
- Review of Mortgage Instructions
- Review of Title Searches
- Draft all Refinancing, Mortgage and closing documents
- Laison with financial institutions if necessary
- Make certain the mortgage balance is paid out and the mortgage is discharged from title
- Appointment in person/remote signing
- One mortgage pay-out
